			<content:encoded><![CDATA[<p>The number of properties sold on the Cape jumped more than 22 percent in April compared to the same time last year, according to the latest data released Thursday by the Barnstable County Registry of Deeds.</p>
<p>The median sales price also increased.</p>
<p>&#8220;April did not disappoint,&#8221; Register of Deeds John Meade said about the number of sales. The registry tracks all sales valued at more than $50,000.</p>
<p>The number of sales increased to 592 deeds last month compared to 484 for the same time last year, the registry said. The median sales price was $302,650 last month, compared with $288,500 in April 2011. That represents a 4.9 percent increase.</p>
<p>The median sales price has hit at least $300,000 five times in the last 13 months, according to registry data. Last month was the highest median since December 2010, when the midpoint was $310,000.</p>
<p>This was the fourth straight month in which the number of sales increased from the same time last year, Meade said.</p>
<p>Not all the news was good. The number of foreclosures continued at a higher pace in April than the same month last year.</p>
<p>There were 32 foreclosures last month, compared with 27 during April 2011. There have been 155 for the first four months of this year, compared to 126 for the same period in 2011.</p>
<p>John Ciluzzi, president of Premier Commercial, said the Cape real estate market improvement has been &#8220;across the board,&#8221; including commercial, retail and office space.</p>
<p>&#8220;There is activity now,&#8221; he said. &#8220;Things really started picking up in the fall of 2011.&#8221;</p>

			<content:encoded><![CDATA[<p>Erik Yingling beat incumbent board of selectmen member David Bedard in Tuesday&#8217;s annual town election. Yingling received 668 votes and Bedard received 409 for the three-year seat on the board.</p>
<p>Yingling, 30, attributed his win to his desire to bring more citizens into the decision-making process in town hall. His understanding of the need for more jobs and affordable housing resonated with voters, he said.</p>
<p>&#8220;They want people asking tough questions,&#8221; Yingling said in town hall after the count was announced. Bedard, 53, congratulated his opponent in person.</p>
<p>Town Clerk Doug Johnstone said 1,084 people voted, 38 percent of the town&#8217;s registered voters.</p>
<p>There were seven Proposition 2½ questions on the ballot totaling $2.3 million in capital expenses. All seven proposals were approved at town meeting on April 2, but only six were approved at the ballot on Tuesday.</p>
<p>Question 3, which sought $221,000 to buy four pickup trucks and two mowers for the public works department, was rejected 560-445.</p>
<p>The ballot questions that were approved:</p>
<ul>
<li>Question 1, for $420,000, to reseal the brick exterior of the high school building;</li>
<li>Question 2, for $100,000, to improve storm water drainage;</li>
<li>Question 4, for $174,000, to buy a new rescue ambulance;</li>
<li>Question 5, for $800,000, to repair and repave parts of Commercial Street;</li>
<li>Question 6, for $200,000, to bring fiber-optic technology to town buildings;</li>
<li>Question 7, for $406,417, to buy high-wind shutters and an emergency generator for the town&#8217;s emergency management shelter.</li>
</ul>
<p>The first-year property tax impact of the six questions for a median-priced single family home of $608,700 would be $66.32, town records show.</p>
<p>In the uncontested races, Mary-Jo Avellar was elected town moderator for a three-year term with 878 votes.</p>
<p>Incumbent school committee members Cassandra Benson and Shannon Patrick were re-elected for three-year terms. Benson received 707 votes and Patrick 676.</p>
<p>Incumbent library trustee Evelyn Kratz was re-elected with 645 votes for a three-year term. Donna Vaillancourt was elected as library trustee with 695 votes for three years. Louise Venden was elected as library trustee with 771 votes for a two-year term.</p>
<p>Astrid Berg and Julia Perry were elected to the charter enforcement commission for three-year terms. Berg, an incumbent, received 681 votes and Perry 613.</p>
<p>Kristin Hatch was elected to the housing authority with 764 votes for a five-year term, and Diana Fabbri was elected with 794 votes for one year.</p>

			<content:encoded><![CDATA[<p>Barnstable County (Cape Cod, MA) Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2012 was up 8.9% from March 2011 volume and the total value of sales was up 19.1% from the previous year.</p>
<p>The median individual property sale value was up 4.5% from the previous year. There was a 36.9% increase in the volume of mortgage activity from March 2011 levels. This appears to be good news for 2012!!</p>

			<content:encoded><![CDATA[<p><strong>Sales of single-family homes in Massachusetts took a huge jump in February when compared to the same month last month, evidence that potential buyers are feeling more confident about the economy.</strong></p>
<p><strong>The Boston-based Warren Group reported Tuesday that sales of single-family homes jumped 33 percent year over year, and the 2,350 homes sold statewide is the largest February volume since 2007.</strong></p>
<p><strong>The Massachusetts Association of Realtors in Waltham reported a 27 percent jump in sales volume compared to February 2011, one of the biggest February increases since the organization began tracking the numbers.</strong></p>
<p><strong>One reason sales are up is because median prices continues to fall. Both organizations say median prices dropped about 4 percent in February compared to the year-ago month.</strong></p>
<p><strong>Low interest rates and consumer confidence are also driving sales.</strong></p>
<p><strong>Locally here on Cape Cod, Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2012 was up 30% from February 2011 volume and the total value of sales was up 32% from the previous year.</strong></p>
<p><strong>In Provincetown alone, sales of all property has increased 29.6% YTD compared to last YTD.</strong></p>

<p>The market continues to do very well here on Cape Cod.  Inventory of available properties for sale in Provincetown are now at the lowest level in a few years!</p>

			<content:encoded><![CDATA[<p>The Provincetown office of Century 21 Shoreland does NOT handle any rentals as we focus on what we do best- helping Buyers and Sellers.  However, as I was looking through the New York Times website this weekend, I came across a terrific article about some of the very popular vacation rental websites which property owners use as they are seeking vacation renters.  My favorite website I refer Clients to looking for a weekly rental here in Provincetown is <a title="Provincetown vacation rental website" href="http://www.homeaway.com" target="_blank">www.homeaway.com</a>.  This site is also mentioned in the NY Times article I was reading.  To read the NY Times article, please <a href="http://travel.nytimes.com/2012/01/22/travel/vacation-rental-sites.html?ref=travel" target="_blank">click here</a>&#8230;&#8230;.then pack your bags and suntan lotion!  :)</p>
